Where it is

On the coast running north from Canggu

Pantai Lima sits on Bali's south-west coast, on the stretch that runs north from Canggu through Pererenan, Seseh and Munggu. It is the quiet end of a coastline whose southern end is not quiet at all. Time Out placed Pererenan, a little further down the same road, third in the world among its coolest neighbourhoods in 2024.

The block sits at the end of a lane with a river along its rear boundary, so it has open ground behind it rather than a neighbour. An end-of-lane position with a river behind it is what gives the block its privacy.

Badung, where this block sits, is one of three regencies on the island still issuing permits for new tourism accommodation, with Gianyar and Denpasar.

Canggu is just under three kilometres away, Seminyak about seven and the airport about thirteen, measured straight-line. The beach is roughly five hundred metres from the block.

How buying here works

Buying land here is more straightforward than most first-time buyers expect. Three things are worth knowing.

  1. Foreigners hold land here on a lease. It is how foreign owners hold property along this whole coast. What changes hands here is the remainder of an existing lease, assigned to you, which is the ordinary route and the one your notary will expect to see.
  2. Your notary does the work. They verify the title, confirm it is clear and draft the transfer. You engage them yourself, so the person protecting your interest answers to you alone.
  3. The costs are modest. Buyers commonly budget two to four per cent of the price on a straightforward leasehold, most of it notarial.

General orientation rather than advice. Your own adviser confirms the detail for your case.

What happens next

Four steps, start to finish

  1. You send a name and an email. We reply within twelve to twenty-four hours with everything we hold on the parcel.
  2. Then a call with the leaseholder's side, usually within two working days.
  3. Come and stand on it. A visit is arranged whenever suits you, and it is the part most buyers enjoy most.
  4. Your own notary runs diligence, then contracts.
